Should I have a commercial lease reviewed before signing?+
Always. A typical commercial lease is 40+ pages and locks you in for years. A few hours of legal review before signing is the cheapest insurance you'll ever buy.
Does the Retail Shop Leases Act apply to my lease?+
It applies to most retail premises under 1,000m² in Queensland used wholly or predominantly for retail business. We assess this on day one — it changes the disclosure and termination rights significantly.
What is 'make good' and why does it matter?+
Make-good is your obligation to return the premises to a defined state at the end of the lease. It can cost tenants tens of thousands of dollars if drafted broadly. We negotiate it down to something fair and definable.
Can I assign my lease when I sell my business?+
Usually yes, with the landlord's consent. We prepare the assignment documents and negotiate the release of your ongoing obligations.
Do you act for landlords too?+
Yes — we act for private and corporate landlords on lease packages, enforcement and recovery.
